BRIDGELAND DIFFERENCES

Bridgeland is a true master-planned community and here is why:

  • Bridgeland will offer many types of housing to appeal to a variety of tastes.  Prospective residents will find plans in a wide range of housing prices, styles and densities, from conventional neighborhoods in price points from the $180s, to custom home designs in excess of $1 million, as well as an exciting “new urbanism” project whose first phase is planned to open in 2008.
  • The original land planners of Bridgeland began with an extensive environmental study designed to enhance and preserve the landscape for future residents.
  • Those land planners designed roadways that consider sight lines so that meandering lakes and landscaped open space welcome drivers at every turn.
  • The land plan transformed necessary infrastructure, such as trapezoidal drainage ditches and easements, into attractive and functional amenities such as trails and lakes.
  • While Bridgeland has well defined borders, residents will never find long stretches of fencing with homes backing to busy thoroughfares.
  • Bridgeland has chosen to sacrifice land to offer lakes with natural meandering shorelines instead of cement-edged detention ponds.
  • Bridgeland has buried all power lines in the first phase,to enhance the spectacular landscape and water views for residents.
  • Additionally, the land plan offers a hierarchy of trails, border-to-border, to provide physical links for pedestrian and bicycle traffic to various villages, village centers and activity centers. Exercise trails with fitness stations will be available throughout the development, as will nature trails along waterways and creeks, to provide views of waterfowl, aquatic plants and grasses and to expand educational opportunities.
  • Multiple recreation facilities offering swimming pools for all ages, community centers, ball fields, tennis courts and more will be conveniently located throughout the development, for the exclusive use of Bridgeland residents and their guests.
  • The community of Bridgeland will have full-time activity directors to design programming that ranges from arts and crafts classes to fishing and nature field trips exploring the community’s locale.
  • While the primary land use in a master-planned community is residential, a commercial component is part of the mix.
  • Bridgeland has conceptualized shopping hubs within the community while avoiding unattractive retail strip centers.
  • Bridgeland has developed a plan for a bustling Town Center that may include hospitals, schools, future employment, entertainment and a significant shopping component.
  • Bridgeland is one of only a few master-planned communities in the nation to develop a comprehensive education plan for its residents. The plan will include sites for preschool, private schools, schools for special needs students, multiple public school locations as well as satellite college campuses and continuing adult education classes, all within the borders of the Bridgeland community.

The Bridgeland community is modeled after successful master-planned projects such as Summerlin in Las Vegas, Nevada, Columbia in Maryland, and The Woodlands in Houston: all owned and operated by General Growth Properties, Inc., the developer of Bridgeland. These are true master-planned communities that provide their residents life-long opportunities for growth and prosperity.
