Bridgeland Communities Posts Impressive Start-up Sales

(Cypress, TX) - Homes secluded from busy thoroughfares, minimal neighborhood traffic and terraced landscapes – these and more are hallmarks of Bridgeland Communities’ thoughtful planning. And buyers are starting to notice, with sales on pace to double the projected annual total.

“Bridgeland Communities is definitely off to a quick start,” said David Jarvis, Houston director of Metrostudy. “To have such strong sales so early in life indicates the community has definitely hit a chord with buyers.”

Buyers definitely notice the “Bridgeland Communities difference,” said Peter Houghton, the master-planned community’s vice president of sales. “We are developing a community that embraces its natural surroundings to enhance residential quality of life. And the result has been a sales velocity nearly unprecedented in such a young community.”

Bridgeland Communities’ master plan is packed full of amenities that set the community apart, including curving streets that minimize traffic and maximize views of lakes and landscaped common areas. Abundant cul-de-sacs and no through streets from one end of the community to the other provide children safe play havens. Elevated homesites allow for terraced front yards and each home’s upgraded landscaping package creates a distinctive streetscape. Also, all power lines are underground and meandering lakes and waterways take the place of unsightly drainage ditches.

“As the community begins to take shape, visitors can really see the developer’s vision, and the comments from prospective buyers are extremely enthusiastic,” said Jerry Johnson, a sales manager with David Powers Homes. “The community’s beauty and amenities, coupled with its strong product selection, have led to phenomenal sales.”

David Powers offers designs priced from the $160,000s to $210,000s on 50-foot homesites and from the $320,000s to more than $400,000 on 80-foot homesites. Sales on homes priced near $400,000 have been particularly strong.

“Nearly half of our sales in the first quarter have been higher-end homes,” Johnson said. “The numbers are impressive for any community.”

Eleven production builders offer designs in Bridgeland Communities, with starting prices from the $160,000s to the $400,000s. Custom builders include Tommy Bailey Homes, Ronny Carroll Custom Homes and Masterpiece Homes, with homes priced from the $600,000s to more than $1 million.

Under construction now in Bridgeland Communities is the six-acre Lakeland Activity Center, which includes an aquatic complex with an Olympic-size pool, a diving well with two platforms, two 30-foot sky slides, splash pads and play areas. A 6,000-square-foot Community Center will house a 1,800-square-foot fitness center and several meeting rooms. A full-time on-site activities director will host a comprehensive slate of classes, activities and social events. The Lakeland Activity Center also will include two lighted tennis courts and two shaded play areas – a tot lot and one designed for older children.

Also opening this year is the first phase of Cypress Creek Trail, a six-mile scenic trail system bordered by the historic Cypress Creek Corridor. The pathway will wind through a canopy of trees and include environmental signage and several natural observation sites for bird watching or simply enjoying the serenity of the area.
