Inaugural Tenants bring One Bridgeland Green to 80% leased

Howard Hughes Holdings Inc. announced today that CrossCover Insurance, Advanced Orthopaedics & Sports Medicine, and Howard Hughes’ Bridgeland office will be the inaugural tenants of One Bridgeland Green, Greater Houston’s first mass timber office building. This leasing activity brings One Bridgeland Green’s nearly 50,000-square-foot development to 80% leased, exceeding original project expectations. Totaling nearly 40,000 square feet, the new leases reinforce Bridgeland’s attraction to growing businesses that are seeking quality, sustainable, and innovative office space.

CrossCover Insurance

One Bridgeland Green will serve as the new corporate headquarters for CrossCover Insurance. The company, founded in 2021, provides insurance for commercial businesses across the country with existing locations in Chicago and Boston, and will occupy more than 8,600 square feet of the building.

“One Bridgeland Green is positioned in one of the fastest growing and most vibrant communities in Texas, offering our employees excellent education options and modern infrastructure surrounded by 3,000 acres of parks, lakes, trails and green space.” said Scott Hanson, President, CrossCover. “We recognize our responsibility to give back to our environment and community and are proud to call Houston’s first mass timber office building CrossCover’s headquarters.”

Advanced Orthopaedics & Sports Medicine

Advanced Orthopaedics & Sports Medicine will provide a comprehensive care team consisting of board-certified and double-board-certified orthopedic and spine surgeons, pain management specialists, rheumatologists, occupational medicine physician, in-house physical therapy and occupational hand therapy. The company was previously voted Best of the Best Orthopedic Center (2021, 2022 and 2023) and Best Pain Management (2022 and 2023) by the Houston Chronicle.

“We are thrilled about the new location in the Bridgeland community, said Drew Fehsenfeld, MD, PhD, Advanced Orthopaedics & Sports Medicine. Our team has provided top-quality orthopedic care for over 40 years to the cypress community, helping patients stay active and pain-free. We can’t wait to become a part of this wonderful neighborhood.”

The Bridgeland Welcome Center will be relocated from its current location to One Bridgeland Green, along with office space for the Howard Hughes development team.

“One Bridgeland Green achieving 80% lease occupancy just three months after breaking ground is a testament to businesses’ desire to provide their employees with a higher quality of life, whether through sustainable development practices, proximity to nature, access to highly acclaimed schools, or world-class amenities and neighborhoods,” said Jim Carman, President of the Houston Region for Howard Hughes. “Mirroring our success with developing The Woodlands, Bridgeland Central is poised to emerge as an innovative urban district that will continue to offer top-tier office space, along with retail, dining, entertainment options, and residences, all within a walkable setting.”

Designed to pursue LEED Gold and Fitwel certifications, One Bridgeland Green is expected to reduce annual energy usage by 25% and lower municipal water consumption by 80%, based on building modeling and projected usage calculations. This is aided by a 10,000-gallon rainwater harvesting cistern which will recycle rainwater and HVAC condensate, coupled with the benefits of implementing native vegetation and using water-efficient fixtures. Technological advancements, including electric vehicle charging stations and photovoltaic rooftop panels, further incorporate renewable energy into the building’s programming.

One Bridgeland Green, which broke ground in May 2024, is scheduled to open in summer 2025 as part of the 70-acre mixed-use development, Village Green at Bridgeland Central.

CrossCover was represented by Anthony Fritsche of Cresa. Advanced Orthopaedics & Sports Medicine was represented by Griff Bandy and Taylor Clayton of Partners Real Estate Company. Leasing for the mass timber office is overseen by Kevin Stutts with Howard Hughes and Scott Fikes and Jack Russo with JLL.
